Visioning, Feasibility and Strategy

Planning and Zoning Approvals
To activate development in urban areas, we follow the blueprint set forth by governing agencies to move projects forward as of right.
In suburban and rural areas, where zoning changes are often necessary, we organize community engagement, build stakeholder and municipal support, and develop well-presented proposals that are aesthetically pleasing and sensitive to the existing built environment — all essential to a successful land use entitlement process.

Pre Development and Closing
The pre development process is more art than science. We work with you to engage the best development partners, create a sustainable and resilient financial model, refine plans that incorporate the latest advancements in building science, push the critical path to hit targeted milestones, and become the epicenter of your team — fulfilling due diligence requirements and achieving all required approvals to close.

Fee Structure
Calyx is engaged as a fee developer. We are paid a non-refundable retainer upon engagement and a percentage of the developer fee payable at closing.
In select cases, we may take on risk and fully defer payment to become part of the project’s ownership structure.
